There’s a new “affordable housing” project – unfortunately, even people on section 8 (rent capped at the 40th percentile of area rents), but it could be a great opportunity for those just above those income limit.

“AVAILABLE HOUSING” OPPORTUNITY
Arbor Crossing in Shorewood Hills, a partly-affordable rental housing complex (being built in response to the denial of affordable housing a few years ago) is starting to rent up. HUD is engaged in some discussion with Shorewood Hills over the exact rental amounts. At least some of the units are affordable to people at 60% of Dane Co median income. com/ This isn’t super-cheap housing – but might work for working families, and it’s right near the hospitals and the state office buildings. There is an affirmative marketing obligation, but I am hoping you all will help me get the word out to folks who are in need of affordable housing and have previously lacked housing opportunities in areas like Shorewood Hills.

I did an analysis of the project using the rents for set aside units, our utility allowances and the income limits to see if HCV holders would qualify because it looked as if none of them would. As it turns out the 3BRs look promising but the 1 & 2BRs show a narrow slice of voucher holders who would qualify at 30% of their income and another group who would qualify by bumping up to 40%- of course that makes them not truly affordable but allows more families to qualify. The spreadsheet is attached if you are interested. Please know the numbers are not exact and I had to use gross income because I cannot guess what a families adjusted income might be which of course would just reduce the number of qualified families…
