The Developer, 121 East Wilson Investors, LLC, has received conditional approval for a one-lot Certified Survey Map, the demolition of an existing office building and parking structure at 121 E Wilson Street, and the construction of a fourteen-story mixed-use building with approximately 19,500 square feet of commercial space and 337 dwelling units. The Developer shall coordinate construction with a proposed 2024 Public Works Project on E Wilson Street adjacent to this project and dedicate Right of Way or grant a Public Sidewalk Easement for and be responsible for the construction of a six (6)-foot wide sidewalk, eight (8)-foot terrace, and additional one (1) foot for maintenance along E. Wilson Street. The Developer shall provide an earth retention plan, traffic control plan for crane assembly, private sanitary, storm and water connections to the Public mains, required permits and approval for work in and adjacent to the railroad corridor along the John Nolen Drive side of the property. Lighting and pavement markings are required by Traffic Engineering and tree protection and plants are required by City Forestry.

The new Dreamer Drive will be a 36’ wide street at Eastpark Blvd tapering to a 26’ street width at S Biltmore Lane. The 36’ street will include 2 travel lanes, parking on both sides, and a bikeable street. The 26’ street will include 2 travel lanes without street parking. The Developer shall be required to construct Madison Standard streets, multi-use path, and sidewalk improvements for all streets within the CSM.
